EICR in London

Our electrician tests every circuit, inspects the consumer unit and records any defects with a code: C1 (danger present), C2 (potentially dangerous), C3 (improvement recommended) or FI (further investigation). C1 and C2 items must be fixed for the report to be satisfactory.

If remedial work is needed we provide a fixed-price quote and, once complete, an updated satisfactory report.

What an EICR examines

An Electrical Installation Condition Report records the condition of a property's fixed electrical installation at the time of inspection. The electrician considers the consumer unit, circuits and a sample of accessible fittings, with inspection and testing appropriate to the installation. Portable appliances and repair work are separate enquiries.

The inspection can identify defects or areas needing further investigation, but it is not a promise that every concealed defect will be found. The report should identify any agreed limitations, such as inaccessible rooms or circuits that could not be tested. Share previous reports or evidence of recent alterations when requesting the inspection.

Preparing access for an inspection

Tell us whether the property is a flat, house or commercial premises, and give the approximate layout and number of consumer units. Mention outbuildings, tenanted rooms or known access restrictions. These details help establish the inspection scope; commercial installations may need a separately agreed approach.

The inspector will need access to the relevant electrical equipment and may need to interrupt power to test circuits. Coordinate access with occupants and flag essential equipment in advance. Do not open electrical covers or disconnect equipment yourself to prepare for the visit.

Reading observations and arranging follow-up

The report uses observation codes to distinguish danger present, potentially dangerous conditions, recommended improvements and items needing further investigation. Read the recorded observation and its location rather than treating every code as the same repair. Ask the inspector to explain any unclear finding and what action is needed.

The report is an assessment, not an automatic quote for remedial work. Where work is recommended, the necessary investigation and repairs should be scoped and priced separately. Any further testing or documentation after work must reflect what was actually completed; an earlier report is not simply changed to a satisfactory one.

Landlord, buyer and business enquiries

A landlord may need an inspection to meet duties applying to a rented home in England. The applicable interval, notice and remedial deadlines depend on the circumstances and current rules; use the report and relevant guidance to manage them. Buyers may also request a survey to understand the installation before committing to a property.

Send the property address or postcode, tenancy or purchase context, access arrangements and any earlier report when enquiring. We will confirm the inspection scope and quote before arranging work. The guide price shown elsewhere on this page is not a confirmed price for every property, and remedial work is not included unless expressly quoted.

Frequently asked questions

How long does an EICR take?

Two to four hours for a typical flat or house. Power is switched off for parts of the test.

What happens if it fails?

You get a report listing the C1 and C2 defects. We quote to fix them and then issue a satisfactory certificate.

Does an EICR cover plug-in appliances?

No. It assesses the fixed installation. If you also need portable-appliance checks, describe the items and request that as a separate scope.

What if some rooms cannot be accessed?

Tell us before the appointment. The inspector can explain whether an inspection can proceed and record any agreed limitations in the report.

Is an EICR a repair certificate?

No. It records inspection findings at that time. Repairs, further investigation and any subsequent testing or paperwork should be agreed separately.

Can an EICR be used for a property purchase?

A buyer can request one to understand the fixed installation. Arrange access with the seller or agent and share any known alterations or previous reports.

Is the guide price the final cost for a commercial EICR?

No. Give the premises type, layout and installation details so the commercial inspection scope and quote can be confirmed first.
