Plumbing in London

For small jobs like visible leaks, tap and shower repairs, toilet fixes and blockages, book our hourly-rated plumbing engineer online. Parts and parking are extra.

For larger jobs like radiator installs, kitchen and bathroom works or full re-piping, request a fixed-price quote. Just send some pictures and we will price the job.

For difficult-to-find leaks, our home-insurance-approved leak detection survey is guaranteed to find the leak.

Everyday repairs and the first assessment

A tap that drips only when closed, a toilet that keeps refilling and a shower that loses flow point to different parts of the plumbing. Tell us which fitting is affected, when the fault started and whether water is escaping. A photograph of the fitting and the pipework beneath it helps us judge whether a routine plumbing visit is the right starting point.

Where there is an active leak, use a local isolation valve or the main stopcock if you can reach it safely. Keep away from wet sockets and appliances. If several outlets are slow or wastewater is rising, stop using them and mention this when you contact us: the problem may need drainage assessment rather than a simple fitting repair.

Access, parts and the repair scope

The visible symptom does not always identify the failed part. A wet cupboard might come from the tap connection, trap, appliance hose or a pipe behind the unit. Clear access to the affected fitting where practical, but do not dismantle it to make room. Tell us if a panel, appliance or fitted unit obstructs the pipework.

The engineer can assess what can be repaired during the visit and whether a replacement part or further access is needed. If water is appearing without a visible source, a separate leak-detection assessment may be more useful than repeated surface repairs. We will explain any follow-up work and its scope rather than assume the first visit covers concealed damage or making good.

Planning larger plumbing changes

New pipe runs, radiator changes and plumbing for a bathroom or kitchen depend on the existing supply, waste routes and available access. Send photographs, rough dimensions and the proposed positions of fixtures. For work behind floors, walls or cabinets, an assessment may be needed before the route and extent of disruption can be agreed.

Ask for a written scope that separates plumbing from fixtures, finishes and any other trades. A bathroom or kitchen project may also involve floor work, cabinetry or electrical work; inclusion should be confirmed in the quote rather than inferred from a plumbing description. Changes found after opening up should be discussed before additional work proceeds.

Understanding the quote and next step

For a small, accessible repair, check the applicable hourly rate, minimum charge and charging increments before confirming a visit. The current page notes that parts and parking are extra. A larger job should be scoped and quoted separately, with any materials or access work identified before you approve it.

If the fault cannot be resolved on the first visit, ask what was found, what has been isolated and what remains to be done. A follow-up quote can then address the required part, investigation or repair without presenting an initial diagnosis as a completed fix. For urgent water escape, use the emergency-plumber guidance while arranging an assessment.

Frequently asked questions

What counts as a small job?

Anything we can normally finish in one to four hours: dripping taps, running toilets, shower repairs, blocked sinks, small leaks.

Do you give fixed prices?

Yes, for larger jobs. Send photos through the quote form and we will send a fixed-price quote.

Is your work guaranteed?

We offer a 12-month parts and labour warranty on all new installations we supply and fit.

What information should I send about a leak beneath a sink?

Tell us whether it leaks when the tap runs, when the basin drains or even when nothing is in use. Send clear photos of the pipework, fittings and wet area if safe; this helps identify the likely trade and access needed, but does not replace an inspection.

Should I turn off the water before a plumber arrives?

If water is escaping and a local isolation valve or main stopcock is safely accessible, turn it off. Do not touch wet electrical fittings or force a seized valve. Tell us whether the flow has stopped.

What if the leaking pipe is behind a wall or floor?

Describe where the water appears and whether a pipe is visible. We may need to assess access or consider leak detection before quoting for opening up and repair; finishing work is not automatically part of a plumbing visit.

Will an hourly visit include replacement parts and parking?

The existing plumbing page lists parts and parking separately from hourly labour. Ask us to confirm the applicable rate, likely parts and any other charges before agreeing to work.

What happens if the first visit does not finish the repair?

Ask for a clear account of what was checked or isolated and what remains outstanding. We can then discuss the part, additional access or specialist assessment needed and quote for the next step.
